Lease-to-Own Terms & Conditions

Important: This document sets out the terms governing Lease-to-Own transactions on PremiumDomains.ie. We recommend you read these terms carefully before submitting a lease application. For any questions please contact sales@premiumdomains.ie or call +353 1 539 4410.
1. Definitions
- "PremiumDomains.ie", "we", "us", "our" refers to PremiumDomains.ie, the trading name of the platform operator registered in Ireland.
- "Buyer", "you", "your" refers to the individual or entity entering into a Lease-to-Own agreement.
- "Domain" refers to the internet domain name that is the subject of the Lease-to-Own agreement.
- "Lease Agreement" refers to the binding lease (a licence to use the Domain together with an option to purchase it) formed when a Lease-to-Own application is approved and the first monthly payment is processed.
- "Total Price" refers to the full purchase price of the Domain, equal to the listed Buy Now price at the time the Lease Agreement is formed.
- "Monthly Instalment" refers to the recurring monthly payment (a licence fee for use of the Domain) due each calendar month for the duration of the Lease Term; each Monthly Instalment counts in full towards the Total Price.
- "Lease Term" refers to the agreed duration of the lease: between 2 and 24 months, as selected by the Buyer at application.
2. Programme Overview
PremiumDomains.ie offers a Lease-to-Own programme structured as a lease with an option to purchase: the Buyer pays an equal monthly payment to use a premium domain name and acquires ownership by completing all payments. There is no deposit— the first monthly payment is due to start the lease, and every monthly payment counts in full towards the Total Price at 0% interest. The Total Price is identical to the Buy Now price — no fees, interest charges, or mark-ups are applied. The Buyer selects a Lease Term at the time of application; upon approval, a binding Lease Agreement is formed.
3. .ie Domain Eligibility — Connection to Ireland
All .ie domain registrations are governed by the .ie Domain Registry (weare.ie). To register or receive ownership of a .ie domain, the Buyer must demonstrate a valid connection to the island of Ireland. This is a mandatory requirement enforced by the Registry and applies to all purchases, whether Buy Now, Make an Offer, or Lease-to-Own.
Acceptable proof of connection to Ireland includes:
For Irish Companies / Businesses:
- Irish CRO/RBN number (Companies Registration Office / Register of Business Names)
- Irish VAT number (Republic of Ireland or Northern Ireland)
- Tax clearance certificate from Ireland's Revenue Commissioners
- Irish or European Community Trademark number
- WIPO Trademark number enforceable in Ireland
- HMRC correspondence (Northern Ireland businesses)
For Individuals:
- Irish Passport
- Irish or UK driving licence showing an address on the island of Ireland
- Irish or Northern Irish bank statement showing an Ireland address
- Official College ID from a Department of Education recognised institution
- Public Services Card issued by the Department of Social Protection
- Revenue Commissioners correspondence showing a PPS number
- Utility bill showing an Ireland address (additional photo ID required)
For Charities:
- CHY number (Irish Revenue Commissioners issued)
- NIC number (Northern Ireland Charity Commission issued)
For Overseas Applicants:
- Evidence of selling goods or services to consumers or businesses in Ireland (e.g., sales invoices)
- Signed letter from a Solicitor, Accountant, Bank Manager, or Auditor confirming Ireland trade
- Proof of commercial identity (company registration certificate, VAT number)
Non-resident individuals who are not Irish citizens and do not meet any of the above criteria are not eligible to register a .ie domain.
PremiumDomains.ie will request proof of connection to Ireland as part of the purchase or lease application process. The domain transfer cannot be completed until valid documentation has been received and verified by the .ie Registry. For full details on document requirements, see weare.ie/document-requirements.
4. Application & Approval
Submitting a Lease-to-Own application does not guarantee approval. PremiumDomains.ie reserves the right to approve, reject, or request additional information from any applicant at its sole discretion. Applications may be subject to identity verification, credit checks, or proof of business registration. We will notify you of the outcome within 2 business days of submission.
All applicants must provide valid proof of connection to Ireland (see Section 3) before the Lease Agreement can be finalised and the domain configured for the Buyer's use.
An approved application becomes a binding Lease Agreement once the first monthly payment has been successfully processed through our payment provider (Stripe). No Lease Agreement exists until payment is confirmed.
5. Payment Structure
- There is no deposit or down payment. The Total Price is divided equally into Monthly Instalments over the chosen Lease Term, each charged at 0% interest.
- The first Monthly Instalment is due to start the lease (on approval); the Buyer may use the Domain straight away (see Section 6).
- All payments are processed in Euro (€) via Stripe. The Buyer is responsible for ensuring a valid payment method is on file at all times.
- Monthly Instalments are charged automatically on the same calendar day each month (the anniversary of the first payment).
- Every Monthly Instalment counts in full towards the Total Price; if the amount does not divide evenly, any rounding difference is applied to the final instalment.
- Stripe transaction fees (if any) are borne by PremiumDomains.ie, not the Buyer.
6. Domain Usage During Lease
During the Lease Term the Domain remains registered under PremiumDomains.ie's registrar account. However, the Buyer is granted full operational control of the Domain for the duration of the lease, including:
- Configuring DNS records (A, CNAME, MX, TXT, etc.).
- Pointing the Domain to their own website, email, or hosting infrastructure.
- Using the Domain for business purposes, marketing, and correspondence.
The Buyer may not transfer, sub-lease, pledge, or assign the Domain or the Lease Agreement to any third party without the prior written consent of PremiumDomains.ie.
7. Acceptable Use During Lease
Until ownership transfers, the Domain remains an asset of PremiumDomains.ie (or of the Submitter, in the case of brokered Domains), and its reputation and value must be preserved. During the Lease Term the Buyer must not use the Domain, or permit it to be used:
- for any unlawful activity, including fraud, phishing, identity theft, or the evasion of sanctions;
- to intercept communications intended for previous registrants of the Domain, or to initiate unauthorised password resets or account recovery on third-party services (account takeover), including through misuse of email or "catch-all" configurations to access accounts or data associated with previous owners;
- to distribute malware or ransomware, operate botnet command-and-control or "fast-flux" hosting, or otherwise threaten the stability or security of the internet;
- to send unsolicited bulk email (spam), or in any manner that causes the Domain to be listed on a recognised industry blocklist (such as Spamhaus or Google Safe Browsing) or that materially damages its email sender reputation;
- to host or facilitate content that is defamatory, constitutes hate speech, infringes intellectual property rights, or is otherwise illegal; or
- in any other way that materially diminishes the value of the Domain or causes damage to PremiumDomains.ie or a Submitter.
Breach of this section entitles PremiumDomains.ie to suspend the Domain's DNS immediately and to terminate the Lease Agreement by written notice (see Section 10). The Buyer acknowledges that misuse of a domain can cause permanent damage to it. The Buyer is liable for actual loss caused by such misuse, including any diminution in the Domain's value, and shall indemnify PremiumDomains.ie against third-party claims arising from the Buyer's access to, or use of, accounts or data associated with previous owners of the Domain.
8. Ownership Transfer
The Buyer exercises the option to purchase by completing all payments. Full legal ownership of the Domain transfers to the Buyer only after all Monthly Instalments under the Lease Agreement have been received in cleared funds. Upon confirmation of the final payment:
- PremiumDomains.ie will initiate a registrar transfer of the Domain to the Buyer's nominated registrar account within 3 business days.
- The Buyer will receive the Domain auth code and transfer instructions by email.
- Any transfer fees charged by the receiving registrar are the Buyer's responsibility.
9. Late Payment & Grace Period
If a scheduled Monthly Instalment fails (e.g., due to insufficient funds, expired card, or payment decline), the following process applies:
- Day 0: Payment attempt fails. The Buyer is notified by email and prompted to update their payment method.
- Day 1–5 business days (Grace Period): Stripe automatically retries the payment. The Buyer may also manually retry or update their payment method. DNS access continues during this period.
- Day 6–10 business days (Suspension Period): If payment remains outstanding, the Domain's DNS may be suspended (pointed to a temporary holding page). The Buyer is notified of the pending suspension and given a final opportunity to pay.
- Day 11+ business days (Default): If payment has not been received within 10 business days of the original due date, PremiumDomains.ie may declare the Lease Agreement in default and terminate it (see Section 10).
10. Termination & Cancellation
The Lease Agreement may be terminated under the following circumstances:
- Default by Buyer: If a payment remains unpaid for more than 14 days past its due date, PremiumDomains.ie may terminate the Lease Agreement by written notice (email). On termination for default, the Domain reverts to PremiumDomains.ie's portfolio and the Buyer has no further claim to it. Payments already made are retained as licence fees for the Buyer's use of the Domain during the lease and are not refunded; PremiumDomains.ie does not seek any further or future instalments, and its financial remedy for non-payment is limited to the payments already made (without prejudice to recovery of any actual loss caused by misuse of the Domain).
- Voluntary cancellation by Buyer: The Buyer may request cancellation at any time by emailing sales@premiumdomains.ie. Payments already made are retained as licence fees for the use of the Domain to date and are not refunded; no further instalments fall due.
- Breach of Acceptable Use: If the Buyer breaches Section 7, PremiumDomains.ie may suspend the Domain immediately and terminate the Lease Agreement by written notice without a cure period. Payments already made are retained as licence fees, and the Buyer remains liable for actual loss caused by the misuse (see Section 7).
- Mutual agreement: Both parties may agree in writing to terminate the Lease Agreement on alternative terms.
PremiumDomains.ie is not liable for any loss of business, revenue, data, or reputation arising from the termination of a Lease Agreement, howsoever caused.
11. Early Payoff
The Buyer may pay the entire remaining balance at any time to complete the lease early. There is no penalty, fee, or charge for early payoff. Upon receipt of the remaining balance in cleared funds, ownership transfer proceeds as described in Section 8.

12. Refund Policy
Payments under a Lease-to-Own agreement are not refundable: amounts paid (the Monthly Instalments) are treated as licence fees for the Buyer's use of the Domain during the lease. By entering into a Lease Agreement, the Buyer acknowledges and accepts this policy.
13. Brokered Domains
Some Domains listed on PremiumDomains.ie are owned by third-party sellers ("Submitters") and sold through PremiumDomains.ie on a brokerage basis. For brokered Domains:
- PremiumDomains.ie acts as the intermediary and manages all payments, communications, and transfers.
- The Buyer's identity is not disclosed to the Submitter, and vice versa, throughout the lease process.
- Monthly payments are collected by PremiumDomains.ie and distributed to the Submitter (less our commission) on a recurring basis.
- All other terms in this agreement apply equally to brokered Domains.
14. Privacy & Data Protection
Personal data collected as part of the Lease-to-Own application and payment process is handled in accordance with our Privacy Policy and the General Data Protection Regulation (GDPR). Buyer information (name, email, phone, company details, billing address) is:
- Used solely for the purposes of administering the Lease Agreement and processing payments.
- Never disclosed to other Buyers, Submitters, or third parties (except Stripe for payment processing).
- Retained for the duration of the Lease Agreement and for 7 years thereafter for accounting and legal compliance purposes.
15. Limitation of Liability
PremiumDomains.ie's total liability under or in connection with any Lease Agreement shall not exceed the total amount paid by the Buyer under that agreement. PremiumDomains.ie shall not be liable for any indirect, incidental, special, consequential, or punitive damages, including but not limited to loss of profits, data, business, or goodwill.
16. Modifications to These Terms
PremiumDomains.ie may update these terms from time to time. Changes will be posted on this page with the "Last updated" date revised accordingly. Any changes apply only to Lease Agreements entered into after the date of the update. Existing Lease Agreements remain subject to the terms in effect at the time the Lease Agreement was formed.
17. Governing Law & Jurisdiction
These terms and any Lease Agreement formed hereunder are governed by and construed in accordance with the laws of Ireland. Any disputes arising out of or in connection with these terms shall be subject to the exclusive jurisdiction of the courts of Ireland. Nothing in these terms affects the Buyer's statutory rights under EU consumer protection legislation, including the right to bring proceedings in the courts of the Buyer's Member State of residence.
18. Severability
If any provision of these terms is found to be invalid, illegal, or unenforceable by a court of competent jurisdiction, the remaining provisions shall continue in full force and effect.
19. Entire Agreement
These terms, together with any approved Lease-to-Own application, constitute the entire agreement between the Buyer and PremiumDomains.ie in respect of the Lease-to-Own transaction. They supersede all prior discussions, representations, and agreements (whether written or oral) relating to the subject matter.
